How Long Should An HVAC System Last?
For most homeowners, the HVAC system (Heating, Ventilation, & Air Conditioning) is one of the most important components of a home and its day-to-day comfort. But it’s also one of the most overlooked. HVAC systems are pricey and it’s tempting to adopt an “if I don’t look for problems, there aren’t any problems” attitude. Luckily, HVAC systems can be very resilient and last a long time, if you keep them in good shape. We’ll look at how long each part of the HVAC system can last, methods for proper upkeep, and how to tell when it is time to replace it.
No House is Perfect: How to Temper Expectations When Buying a Home
The unfortunate truth is that all houses, no matter how well taken care of, or how new they are, have problems. When caught up in the process of buying a home, it’s easy to become idealistic and rigid about how perfect the house is going to be. In a world with hundreds of shows about home renovation and about people without budgets buying their dream houses, it’s understandable why so many of us panic when we find a great house and discover it has a few problems.

In the video above, Britt Coffman, owner of Forever Home Inspection and Focus Building Inspections, gives her honest review of Spectora, which Forever Home and Focus Building have both been using since the beginning of each company.

What Home Buyers Should Know About REO Listings
In real estate, an REO, which stands for Real Estate Owned, is a property that is owned by the lender. This lender is often a bank, or sometimes a government agency. A house is possessed by the lender if the homeowner defaults on their mortgage. To make up the loss, the lender tries to sell the house, and it becomes an REO if it is not sold in a foreclosure auction. With the current climate of real estate, it’s likely that more REO listings are going to hit the market. Buying a bank-owned home is different than other property purchases, so the purpose of this post is to help explain the unique features of REO real estate.

Advice for New Home Inspectors
On one of the most recent episodes of the Spectora Spotlight Podcast, Forever Home Inspection owners Brit and Lance Coffman joined host and Spectora co-founder Kevin Wagstaff to talk about how they broke into the home inspection industry as outsiders, and what they’ve learned as their company has grown over the past four years. They had plenty of advice and wisdom for other professional home inspectors, especially those just starting out. Here are some of the highlights from the podcast about home inspection career advice.
Spectora Spotlight Podcast with Forever Home Inspection
Forever Home Inspection owners Lance and Brit Coffman recently had the pleasure of being on the November 10th episode of the Spectora Spotlight podcast. Spectora is a leading home inspection software company that provides home inspectors with cutting edge-tech needed to make reports, scheduling, and much, much more. In the episode (which you can find on Apple Podcasts, Spotify, Google Podcasts, Overcast, Podbean, Youtube, and on the Spectora website), Brit and Lance break down how they got their company going, how they used their outsider status to reinvent the way inspectors can do business, and their future plans. Here are some highlights.
Packaged Home Inspection Tulsa, OK
Many home inspection companies promote a package deal when the reality of it is that most home professionals are hired as a 3rd party contractor and are not formally affiliated with the home inspection company. When you work with Forever Home Inspection it’s guaranteed that, during the initial inspection, every professional we send to the property falls under our umbrella and answers to our practices, policies, and procedures. That should give peace of mind when choosing to hire a home inspector from our team for your home inspection needs.
Forever Home Inspection’s Preferred Vendors: Appraisers and Structural Engineers
For the final installment in our series on Forever Home Inspections’s preferred vendors, we’re going to look at appraisers and structural engineers. Why would you need either one of these services? First, appraisers determine the value of a real estate property, which is useful for many things, from buying and selling a house and figuring out mortgages, to divorce settlement or estate planning. Meanwhile, structural engineers are who you call if you are concerned with the structural integrity of your home. Potential problems with a house structure are often revealed during a home inspection. You may also call a structural engineer to do an inspection or consultation if you want to do a renovation that might impact the structure of the house, like removing a wall.
Forever Home Inspection’s Preferred Vendors: Septic Services
If your house has a septic tank, then it’s important to maintain it like you would a car. Regular check-ups will ensure that it is functioning properly, which is critical for your safety. Septic tanks prevents contamination by disposing and processing wastewater. Along with installation and maintenance services, septic services include the vacuum truck that can empty the septic tank, which prevents backup. We gladly refer our clients to any of the three professional septic services below.
Forever Home Inspection’s Preferred Vendors: Pest Control
Every home inspection from Forever Home Inspection comes with a free termite inspection! But what if you have a big pest problem you have to deal with? While a pest infestation is every homeowner’s nightmare, we know some reputable pest control businesses in the Tulsa area that can help put your mind at ease and be there if you need them. The following businesses (listed in no particular order) are ones we would gladly refer to any of our own clients.
Forever Home Inspection’s Preferred Vendors: Plumbing and HVAC
HVAC (heating, ventilation, and air conditioning) and plumbing are some of the most complex and necessary functions in a home. Because of that, any homeowner is likely to work with HVAC and/or plumbing professionals at some point, especially if the house is older. When our clients ask us for a recommendation on who to use, we gladly refer them to the following two businesses that do both services.
Forever Home Inspection’s Preferred Vendors: Electricians
Electricity and electrical work on a house is something that needs specialized experts. As home inspectors, we see a lot of faulty electrical work that needs qualified electricians to take a look at it. When our amazing team does a home inspection, we have a detailed checklist when it comes to electricity, and our home inspectors regularly find issues such as faulty or improper wiring, damaged outlets, and more serious matters. Whether you’re a prospective buyer or homeowner, we would gladly refer the following three companies (listed in no particular order) to any client. They have proven themselves to be capable professionals who uphold Forever Home’s values of integrity, transparency, and excellence.
Forever Home Inspection’s Preferred Roofing Vendors
As professional home inspectors, we at Forever Home Inspection are considered generalists. This means that we have a good grasp and knowledge on most things related to homes and real estate (and even commercial real estate!) but we don’t specialize in any one particular area. So when we’re inspecting a home and see an issue that needs further specialized care, we’ll often refer the client to a specialist who can help them further. Today we’re talking about our favorite roofers who we would readily recommend to any client. Roofing is a critical service for any homeowner. As always, check before using any of our recommendations to make sure they are the best fit for you and your needs. These businesses are not listed in any particular order.
